Emergencies

If emergencies are considered life threatening please call 000.

If you have an emergency at the property please contact your property manager on their mobile phone. If they do not pick up send a SMS and/or leave a voicemail.

What might be considered an emergency repair?

Plumbing & Gas

  • Burst Pipes – turn the main water line off immediately
  • Sewerage Leaks
  • Gas leaks

If you don’t receive a return call within an appropriate time, please call Mr Blockage on 9375 6347.

Electrical 

  • No power
  • Dangerous electrical faults

If you don’t receive a return call within an appropriate time, please call Bara Electrical on 9478 6220.

Other

  • Locksmith (if you lock yourself out you are liable for the cost).
  • Collapsed ceiling or roof.
  • Significant structural damage.

LOCKED YOURSELF OUT?

Should tenants lock themselves out of the property within office hours, the office may be able to provide you with a key to gain access to the premises. The key must be returned to the office as soon as possible.

Should you lock yourself out of the property after hours, it is your responsibility to contact a locksmith to gain access. Should any new keys be issued, you MUST within 1 working day provide a copy of such key(s) to Spraggon George Real Estate.

If not supplied, Spraggon George Real Estate WILL arrange for a Locksmith to replace any lock(s) and issue new key(s) at your expense.

 

BREAK INS

  1. Contact the Police and report the break in.
  2. The Police will give to you a Police Report number – you must report this to your Property Manager by the next working day.
  3. If you do not receive a return call from the Property Manager, call Balcatta Glass on 9240 4422 or another glazier to secure the property.
  4. Advise the glazier to send the invoice directly to our office. If the glass breakage is the result of an act attributable to yourself, you may call the glazier to repair the broken glass; however, payment of the invoice must be made by yourself.

HANDY HINTS

Electrical

  1. If the Hot Water System is electric, check the meter board to check if the RCD switches are in the “on” position.
  2. If they are, call your property manager and leave a message with your name, address, phone number and brief details of the damage.
  3. If you don’t receive a return call within an appropriate time, please call Bara Electrical on 9478 6220.

No Electricity or RCD Tripped

  1. Check the meter box that all RCDs are in the “on” position.
  2. Check there is not a blackout in the area on westernpower.com.au.
  3. Call your property manager and leave a message with your name, address, phone number and brief details of the damage.
  4. If your RCD has tripped please remove electrical appliances from the power point (eg fridge, hair dryer, kettle etc.) and attempt to reset the tripped RCD.

Gas Leaks

Please call ATCO Gas for faults, leaks and emergencies on 13 13 52. If they cannot solve the problem, then you may contact Midnight Plumbing on 0407 424 632 or Insight Plumbing on 0421 177 915.

 Burst Water Pipe:

  1. Turn the water off at the mains immediately.
  2. Call your property manager and leave a message with your name, address, phone number and brief details of the damage.
  3. If you don’t receive a return call within an appropriate time, please call Mr Blockage on 9375 6347.

Power Lines Down

  1. Call Synergy immediately on 13 13 51.

Ceiling fallen down

  1. If injury to any persons call an ambulance on 000.
  2. Call SES (State Emergency Service) on 1300 130 039.

Severe Storm Damage

Take the following steps:

  1. If injury to another person call an ambulance on 000.
  2. Call SES (State Emergency Service) on 1300 130 039.
  3. If there is water damage to the carpets, please call Chemdry Quickdry on 0418 946 263.

 

Please note that if you go ahead with a repair that IS NOT classified as an emergency, the owner is NOT obliged to pay for any expenses incurred.

The following situations are NOT classified as emergency repairs and MUST wait until the next working day to be reported to the office:

  1. Blocked Toilet if there is a second/third toilet in working order.
  2. Stove/Oven not working.
  3. General Repairs and Maintenance.
  4. Blocked Pipes, Shower, Kitchen Sink.
  5. Hot water system going hot and cold.
  6. Trouble with Reticulation.
  7. Leaking Taps.
  8. Pest Control.

In relation to problems with ants, mice, rats, and cockroaches etc, it is recommended that you purchase treatments such as bombs and/or baits from the supermarket and ensure that you place them in strategic locations to prevent cockroach infestation.

If it is proved that the maintenance/repair was caused by the tenants misuse, the tenant agrees to pay for all costs incurred.
